Why does the model include occupancy?
Because the premium only comes in on nights the room is sold. A suite at 60% occupancy earns the premium about 219 nights a year, not 365.

A Hästens suite pays for itself in two ways: through the premium guests pay for the room, and through the commission on guests who then buy the bed via SleepSpa. This calculator adds the two together and sets them against the investment. You enter the values yourself; the example values are not a promise.
Revenue, not profit. The premium is extra revenue on a room you already clean and sell; almost all of it is margin. Deduct maintenance and any lease costs yourself.
The premium is your choice. We don't quote a percentage we haven't measured. Start low; the pilot shows what your guests pay.
The guest channel is a bonus. Set the number of sales to zero to see whether the suite pays off without commission. That is the fairest test.
The horizon is ten years. Well within the life of a Hästens, so the model assumes no lifespan nobody promises.

Then there is no upfront investment but a fixed monthly amount. Compare that amount with the yearly return divided by twelve: if the return is higher, the suite earns from the first month.
The percentage entered is indicative. The actual percentage is set per hotel in the agreement, depending on the number of rooms and how visible the guest channel is in your hotel.
